Short answer: at $400,000 right now, Madison buys you a newer four-bedroom on a quarter-acre on the city's west side, and Huntsville buys you a choice: an established home on a bigger lot in the south end, a newer build in the northeast or southwest, or a smaller close-in house near downtown. Huntsville costs more per square foot in this band ($156 vs. $133), and the reason is location variety, not quality.

We pulled every active residential listing between $375,000 and $425,000 in both cities from ValleyMLS on October 30, 2026, and tabulated the first 50 in each. Here is what the money actually buys.

What $400K buys in Madison

Half of Madison's inventory in this band is in one ZIP code, 35756, which is the city's west side toward Town Madison and the Limestone County line. That is where the newer subdivisions are, so the typical $400,000 Madison listing is a 4-bedroom, 3-bath production home of 2,100 to 2,700 square feet, built in the last ten years, on a lot just under a quarter acre. You get the Madison City Schools zoning that drives a lot of relocation demand, a 15-to-25-minute run to Redstone Arsenal's Gate 9 or Gate 7 by way of I-565 or Zierdt Road, and a house that needs very little on day one.

What you give up is land and age. Only four of the fifty Madison homes we tabulated were over 3,000 square feet, and the outliers that were (a 3,827-square-foot five-bedroom listed at $389,000, for example) are the ones that get multiple offers in the first weekend. The older, larger-lot Madison neighborhoods in 35758 east of Hughes Road mostly price above this band now.

What $400K buys in Huntsville

Huntsville has nearly twice the inventory in this band, and it splits four ways. In 35811 (northeast, the largest group) and 35824 (southwest, near Research Park and the Arsenal's Gate 7), you are mostly looking at newer construction similar to Madison's, often a little more house for the money. In 35802 and 35803 (south Huntsville), you are buying established 1970s-to-1990s neighborhoods: brick homes, mature trees, lots closer to a third of an acre, and the quickest commute to Gate 1 and Gate 3 off Memorial Parkway. In 35801, closest to downtown and Five Points, $400,000 buys the smallest house in the study, often 1,500 to 1,900 square feet, with the location premium that pushes Huntsville's median to $156 per square foot.

Ten of the forty-eight Huntsville homes were under 2,000 square feet and seven were over 3,000, so the spread is wide. That is the practical difference: in Madison the band is tight and predictable, in Huntsville the same budget can land anywhere from a downtown cottage to a 3,300-square-foot home in the south end, and the right answer depends on the gate you drive to and whether you want a yard or a new roof.

Three things the table does not show

Commute. Madison's west side is a straight shot to Gate 9 and Gate 7; south Huntsville feeds Gate 1 and Gate 3; northeast Huntsville is the longest Arsenal drive in this comparison. Our gate-hours guide maps each neighborhood to its gate and current hours.

Taxes and utilities. Both cities tax on the same county assessment, but municipal and school millage differ, and Madison homes pay Madison Utilities for water while both pay Huntsville Utilities for electricity. If you are buying before year end, the homestead exemption deadline is December 31 and it roughly halves the bill.

New-construction incentives. Builders in 35756, 35811 and 35824 routinely offer rate buydowns or closing-cost credits that do not show in list prices, and the offers change month to month. On a $400,000 purchase those can be worth five figures in the first years of ownership, which is why a $415,000 new build sometimes costs less to own than a $390,000 resale.
