Moving to Huntsville for manufacturing, biotech or healthcare

Mazda Toyota, Toyota Alabama, Polaris, GE Aerospace, Blue Origin, Meta, HudsonAlpha and Huntsville Hospital. Different counties, different commutes, and math that works the opposite way from a Redstone job.

The short version. If you are joining Mazda Toyota, Polaris, GE Aerospace or the Meta data center, you are not commuting to Redstone Arsenal and you should not shop where arsenal families shop. These plants sit in Limestone County on the far west side of the metro. Athens, Madison's west side and unincorporated Limestone put you 15 to 25 minutes from the gate you actually use, with the lowest property tax rate in the region and the lowest price per square foot.

Read this before you look at a single listing

Huntsville has annexed heavily westward, so a Huntsville mailing address does not tell you which county you are in. Mazda Toyota, Polaris, GE Aerospace and Meta all carry Huntsville-area addresses and sit in Limestone County. That changes your school system, your tax bill and your commute simultaneously. Confirm the county on every property, not the city on the sign.

Limestone County grew 18.7% since 2020 to 122,928 people — the fastest-growing county in the region, and it is these plants that are doing it. Median household income is $83,629.

If you have an offer from Blue Origin, find out which site before you shop:

  • Engines Factory — Cummings Research Park. BE-4 and BE-3U. Ordinary office-park commute, no gate.
  • Jemison Manufacturing Facility — Jetplex Industrial Park at the airport. West side, I-565 access.
  • Test Stand 4670on Redstone Arsenal. Hot-fire testing. This one has a gate, and everything on the arsenal page applies to you.

The commute inversion

This is the part that trips people up. Everything written about Huntsville relocation assumes you are going to Redstone. If you are going to Limestone County, the advice reverses.

The rule for this group

If you work in Limestone County, do not buy east of the Parkway. Hampton Cove and Owens Cross Roads are lovely and they are a 45-to-60-minute drive across the entire metro. Athens, west Madison and unincorporated Limestone are your value plays — and unincorporated Limestone carries the lowest millage in the region at 30, about $1,200 a year on a $400,000 home versus $2,880 for a City of Madison address on the Limestone side.

Shift work changes the housing question

A lot of these jobs run rotating or night shifts, and that has real consequences most agents will not raise with you:

  • Sleep matters more than square footage. A house backing a busy road or a school pickup route is a worse buy for a night-shift household than a smaller one on a cul-de-sac.
  • You can trade commute for house. If you are driving at 5:00 a.m. and 5:00 p.m. rather than in peak traffic, a 25-minute drive behaves like a 15-minute one. That opens up Athens and unincorporated Limestone at meaningfully lower prices.
  • Two-car households need two commute answers. The most common mismatch I see is one spouse at a Limestone plant and the other at Redstone or Research Park. Madison is usually the compromise that works — it is the only area that is reasonable to both.
  • School start times. If a night-shift parent is doing morning pickup, the difference between district bell schedules is a daily quality-of-life issue.

Athens runs the longest market times in the region — 96 days in 35611 and 75 in 35613 against 37 in Madison. That is a buyer's advantage on the way in and something to plan around on the way out.

The big thing coming

Huntsville's westward expansion into Limestone County covers roughly 400 annexed acres with 4,000+ new homes planned (5,000+ including adjacent Greenbrier Preserve) and a new K–8 school opening in 2028. Buildout is expected to take about 20 years. For scale, Huntsville typically builds 2,500 to 3,000 homes a year. If you are buying on this side, that pipeline is both your future competition and your future amenity.
