The headquarters is moving from Colorado Springs to Redstone Arsenal in waves that run into the 2030s. If you are in one of those waves, the housing question is not whether Huntsville is cheaper. It is when your function moves, what your Colorado equity actually converts into here, and whether you should buy on arrival or rent through your first winter. This page answers those three, with the current numbers and with the parts nobody can tell you yet marked as such.
Space Command is relocating from Peterson Space Force Base to Redstone Arsenal in deliberate phases, so that command and control is never interrupted. Functions move when the facilities that support them are ready — not on a single moving day. Here is the published sequence as of September 2026.
| When | Milestone | On site |
|---|---|---|
| March 2026 | Program management office stands up at Redstone | ~20 |
| April 16, 2026 | The J2 Joint Intelligence Support Element becomes the first element to permanently relocate; a SCIF with capacity for 80+ opens | ~25 |
| September 2026 | DoD update confirms uniformed and civilian staff working real-world mission at Redstone | 140 |
| End of 2026 | First full wave complete | ~200 |
| 2027 | Groundbreaking on the permanent headquarters, on a site reported at 60–64 acres | — |
| End of 2028 | Roughly half the command established in Alabama | ~700–900 |
| ~2031 | Permanent headquarters complete; the Joint Operations Center relocates. The commander remains in Colorado until this point. | — |
| 2032 | Full relocation and move-in complete | — |
Different outlets report different totals because they are counting different things. Military Times put roughly 1,400 of about 1,700 positions as relocating. Air & Space Forces Magazine reported a goal of 1,800 personnel in Alabama by 2031. The Huntsville Business Journal described about 1,400 jobs transitioning over five years. Funding figures split the same way — $147.5 million in FY26 for secure digital infrastructure, and $951 million in FY26 for design and early construction. These are line items measuring different scopes, not contradictions. Treat any single number you see as an approximation.
This is the question that decides your housing timeline, and it is the one with the least public information behind it. There is no published, function-by-function relocation schedule. What is known:
Ask your directorate leadership three things in writing: which relocation wave your billet sits in, whether that wave has a facility dependency that could slip, and what the reporting window looks like once it is called. The difference between a 2027 move and a 2029 move is two years of housing decisions, and nothing published externally will answer it for your specific billet.
The basing decision has reversed more than once. Anyone who tells you the schedule is locked is selling something. Plan around the phase you are actually assigned to, keep your options reversible where you can, and treat the dates above as the current published intent rather than a guarantee.
The average home value in Colorado Springs is $448,511, down 1.6% over the past year, as of Zillow's July 31, 2026 reading. Across the fourteen Huntsville-area ZIP codes on this page, there are 2,023 homes actively for sale right now, at a median list price of $359,900 and a median of $167 per square foot.
Put those two facts together and you get the number that matters: 1,376 of the 2,023 homes on the market here — 68% of everything for sale — are priced at or below the average Colorado Springs home value. You are not shopping the bottom of this market with Colorado equity. You are shopping most of it.
If you want the wider comparison — cost of living, taxes, commute and climate side by side, with the parts that get worse left in — that is on our Colorado Springs vs Huntsville breakdown.
The table below is the practical version. For each area it shows what is actually listed today, and how much house $448,511 buys at that area's current price per square foot.

|---|---|---|---|---|---|---|
| Northwest Huntsville | 35816 | 37 | $187,000 | $131 | 3,420 | 31 |
| West Huntsville | 35805 | 75 | $229,900 | $146 | 3,070 | 66 |
| North Huntsville | 35810 | 172 | $257,000 | $149 | 3,010 | 165 |
| Harvest | 35749 | 283 | $330,000 | $157 | 2,860 | 252 |

| Owens Cross Roads / Hampton Cove | 35763 | 140 | $424,900 | $177 | 2,530 | 76 |
| Madison city | 35758 | 215 | $439,900 | $186 | 2,410 | 109 |
| Downtown, Twickenham, Five Points | 35801 | 112 | $599,900 | $241 | 1,860 | 33 |
The spread between the cheapest and the most expensive area on this list is $131 to $241 per square foot — the same dollar buys nearly twice the house depending on where you point it. That is a much wider spread than most relocating buyers expect, and it is the single biggest lever you have. It is worth more than negotiating hard on any one house.
Two clusters come up repeatedly, for different reasons.
The Madison side — Madison city, North Madison and Clift Farm, and out toward Harvest and Toney — is the shortest approach to the Arsenal's western gates and holds the deepest supply of newer construction. Harvest alone has 283 homes listed today, 252 of them at or under the Colorado Springs average, and Toney another 144. If your priority is a newer house with a straightforward commute and you want the most square footage per dollar, this is where the inventory is.
South Huntsville and the Hampton Cove side — 35803 and 35763 — run higher per square foot and trade newness for mature trees, mountain terrain and, on the Hampton Cove side, the golf and river corridor. Together they carry 310 active listings, 176 of them at or under $448,511.
Which one is right depends on your gate, and your gate depends on where in the Arsenal your directorate lands. That question is covered gate by gate on our Redstone Arsenal PCS and civil service page, along with the BAH tables if you are uniformed. It is worth reading before you shortlist anything, because the wrong side of the Arsenal can add real time to a daily commute through gate traffic.

For most Space Command moves the honest answer is it depends on how firm your wave is, and that splits cleanly three ways.
| Your situation | What usually makes sense | Why |
|---|---|---|
| Your function has a confirmed report window inside 12 months, and you know your building | Buy | You know your gate, so you can shortlist correctly. Alabama's carrying costs are low enough that waiting has a real cost. |
| You are relocating voluntarily ahead of your wave | Rent first | Your function's facility dependency can slip. A twelve-month lease costs less than buying in the wrong quadrant and selling inside two years. |
| You are on the fence about taking the incentive at all | Rent, and keep the Colorado house if the math works | Retention pay in Colorado plus a rental here is the reversible option. Do not sell a house to fund a decision you have not made. |
Two local specifics worth knowing before you decide. First, roughly a third of Huntsville sellers close below their asking price, so the market is not so tight that buying under time pressure is your only option. Second, sellers here routinely pay closing concessions — ask for that in your offer rather than assuming the list price is the whole negotiation. Both of those cut in favor of a buyer who is not in a hurry.
The tax comparison is more mixed than the relocation pitch usually admits, and it is worth seeing straight.
| Colorado | Alabama | |
|---|---|---|
| Individual income tax | 4.40% flat | 2.00%–5.00% graduated |
| Effective property tax on owner-occupied housing | 0.50% | 0.37% |
| Average combined state and local sales tax | 7.89% | 9.46% |
| Military retirement pay | Taxable, with limited deductions | Not taxed |
| Federal civil service pensions | Taxable, with limited deductions | Exempt |
| Social Security benefits | Taxed, with deductions | Not taxed |
Alabama does not tax federal civil service pensions, and it does not tax Social Security. If you are a GS employee planning to retire in the next decade or two, that is a permanent change to your retirement income, not a one-time moving perk — and it is worth more over a full retirement than the sales tax difference costs you. Alabama also exempts homeowners over 65 from the state portion of property tax, though county taxes still apply.
Alabama's sales tax genuinely is higher, at 9.46% on average against Colorado's 7.89%. On a household spending $40,000 a year on taxable goods, that is roughly $630 more per year. Weigh it honestly against the property tax and pension treatment rather than pretending it is not there.
Space Command has been explicit that it wants to keep its existing workforce through the move rather than rebuild it in Alabama. In practice that has meant two different sets of money:
Get the specifics for your own billet in writing before you make a housing commitment. The three that change the arithmetic most: whether your relocation incentive is paid as a lump sum or spread over years, whether there is a service agreement attached and how long it runs, and whether any home-sale assistance applies to your grade and appointment type. None of those are answerable from a news article.
School assignment here is by street address, and the attendance boundaries do not follow city lines the way newcomers assume — a Huntsville mailing address can sit in Madison County Schools, and a Madison address can sit in Madison City Schools. Rather than reprint rankings that go stale, the reliable move is to run any specific address through the district's own attendance locator before you write an offer, and to confirm it again with the district rather than relying on a listing sheet. If a mid-year arrival is part of your situation, that is covered in more depth on our Redstone Arsenal relocation page.
It is happening now, not on paper. The J2 Joint Intelligence Support Element permanently relocated in April 2026, and the September 2026 DoD update confirmed 140 uniformed and civilian personnel executing real mission work at Redstone. That said, the basing decision has reversed before, and the permanent facility is not scheduled to be complete until around 2031. The near-term waves are real; the far end of the schedule is intent, not certainty.
Reported figures range from about 1,400 positions relocating out of roughly 1,700, up to a goal of 1,800 personnel in Alabama by 2031, depending on which outlet and which scope. Roughly half the headquarters workforce is expected to be in North Alabama by the end of 2028.
Not on their own. Spread across the published schedule, this is on the order of a few hundred households a year arriving into a metro that already absorbs several thousand new housing units annually. There are 2,023 homes actively for sale across the fourteen ZIP codes on this page as of today. The 2028 window is the concentration point worth planning around, but this is not a market-moving shock by itself.
At the Colorado Springs average value of $448,511, you are shopping 68% of everything currently for sale in the Huntsville area — 1,376 of 2,023 active listings. In square footage, that same figure buys roughly 2,410 sq ft in Madison, about 2,860 in Harvest, and about 1,860 in the historic districts downtown, based on each area's current median price per square foot.
If your report window is confirmed inside twelve months and you know which building you are reporting to, buying usually makes sense, because you can shortlist against the right gate. If you are moving ahead of your wave or still deciding whether to take the incentive, renting first is the reversible choice and costs less than buying in the wrong quadrant.
On property tax and retirement income, clearly yes — Alabama's effective property tax rate is 0.37% against Colorado's 0.50%, and Alabama taxes neither military retirement, federal civil service pensions, nor Social Security. On sales tax, no: Alabama averages 9.46% against Colorado's 7.89%. Income tax is broadly comparable at the top of the range. This is general information, not tax advice for your situation.
It follows the gate more than anything else. The Madison, Harvest and Toney side is the shortest approach to the western gates and holds the deepest new-construction inventory. South Huntsville and the Hampton Cove side run higher per square foot and trade newness for mature neighborhoods and terrain. The right answer depends on where your directorate sits on the Arsenal.
If you know which relocation wave your billet sits in, or even roughly when your function is expected to be called forward, that is enough for us to tell you which side of the Arsenal to be looking at and what your Colorado equity realistically buys there. If you do not know yet, that is worth a conversation too — the rent-versus-buy answer changes completely depending on how firm your date is.
The Redstone Arsenal Relocation Report is free and covers median home price and price per square foot across 17 Huntsville-area ZIP codes, along with gate commutes and what each price range actually buys.
Housing figures on this page were pulled live from ValleyMLS on September 9, 2026 and reflect active residential listings on that date; they change daily. The Colorado Springs average home value is Zillow's July 31, 2026 figure. Relocation timelines and headcounts are compiled from public reporting by Military Times, Huntsville Business Journal, Air & Space Forces Magazine and Alabama Reporter, and are subject to change by the Department of Defense. Tax rates are from the Tax Foundation (2026) and AARP's 2026 Alabama state tax guide. Nothing here is tax, legal or financial advice — confirm your own situation with a qualified professional and with your directorate.
