Short answer: a Huntsville move goes smoothly when three things are settled before you look at a single house: which Redstone Arsenal gate (or which employer) you will drive to, what your real monthly number is after BAH, taxes and insurance, and which school zone you need. Everything below is organized backward from your start date so you handle each item once, in the right order.

This is the checklist we send to the families we help relocate for Redstone Arsenal, NASA, the FBI, Space Command and the defense contractors around Research Park. It is written for a 2027 move, so the deadlines reflect the 2027 tax year.

90 days out: decide the shape of the move

Pin your commute before your neighborhood. Huntsville's housing map is really a map of Arsenal gates. West Madison feeds Gate 9 and Gate 7, south Huntsville feeds Gate 1 and Gate 3, and Hampton Cove and Owens Cross Roads add a Cecil Ashburn Drive climb to any gate. If you are not Arsenal-bound, the same logic applies to Research Park, the Mazda Toyota plant in Limestone County, or Marshall Space Flight Center. Our gate-hours guide lists every gate's current hours and the neighborhoods that feed it.

Get the real monthly number. Talk to a lender who does VA and relocation loans every week, not occasionally, and ask for a payment estimate that includes Madison County property tax at the homesteaded rate and Alabama homeowners insurance, which has risen sharply since 2023. If you receive BAH, the Redstone Arsenal Relocation Report has the 2026 rates by pay grade next to median prices by ZIP code so you can see which neighborhoods your allowance covers.

Rent first or buy now? If your orders could change inside 24 months, renting for six months is reasonable. If you are staying three years or more, buying now usually wins; our rental market breakdown and rent-vs-buy analysis show what a six-month lease costs you in a market where the average rent is near $1,800.

Pick your agent before you pick a house. Interview two or three, ask how many relocation buyers they closed in the last year, and make sure the person you meet is the person who will run your transaction. If you want our numbers, they are on the team page.

60 days out: narrow to three neighborhoods

Confirm the school zone, not the district. Huntsville City, Madison City and Madison County are three separate districts with separate zoning maps, and a street can sit a quarter mile from a boundary. Use each district's zone locator for the exact address before you write an offer, and ask the listing agent for the elementary, middle and high school in writing. Enrollment will require proof of residency (a signed lease or closing statement), immunization records on Alabama's Form IMM-50 and a birth certificate.

Set up a saved search with a wide radius. Good homes under $450,000 in Madison and south Huntsville go under contract in days. A saved search with instant alerts on our site, filtered to your three neighborhoods and your price band, is how you see them before the open house.

Plan the house-hunting trip. Two full days is enough for 10 to 12 showings if the list is ready before you land. Fly into Huntsville International (HSV); it is 15 minutes from Madison and 25 from downtown. If you cannot travel, we tour on video with a second camera on the street and the backyard, and we walk the commute at the time you would drive it.

30 days out: under contract

Inspect for the things North Alabama is known for. Ask for a radon test (Madison County is an EPA Zone 1 county), a termite inspection with a transferable bond, a crawl-space moisture check on older homes, and a roof age in writing; hail claims have made insurers picky about roofs past 15 years. On new construction, hire your own inspector for the pre-drywall and final walkthroughs even though the builder has its own.

Line up utilities. Inside Huntsville city limits, Huntsville Utilities handles electric, gas and water in one account. In Madison, Huntsville Utilities provides electricity and Madison Utilities provides water and sewer. Most of the county has two or three internet options; ask the seller which one is actually installed. Start the transfers a week before closing so the lights are on for your final walkthrough.

Know the closing-cost picture. In Alabama the seller customarily pays for the owner's title policy and the buyer pays for the lender's policy, but almost everything is negotiable in a contract. VA buyers should confirm the seller is paying any fees the VA does not allow the veteran to pay.

Closing week and the first 30 days in town

Alabama driver's license and tags: 30 days. New residents have 30 days to get an Alabama license at an ALEA driver license office and to register vehicles at the Madison County License Department, which also collects the ad valorem tax on your car. Bring your title or current registration, proof of insurance and proof of residency. Appointments are strongly recommended; walk-in waits at the Huntsville office can run hours.

Register to vote. Alabama lets you register online once you have an Alabama license; the deadline is 15 days before any election.

Mail and the HOA. Forward your mail with USPS, then get the HOA documents and the gate or pool codes from the seller at closing, not after. Most Madison and south Huntsville subdivisions have an HOA; the dues and the rules should have been in your contract disclosures.

The one deadline people miss: homestead exemption

Alabama property tax is assessed on October 1 and billed the following fall. If you own and occupy your Madison County home on October 1, 2027, file the homestead exemption with the Tax Assessor by December 31, 2027, and your assessment ratio drops from 20 percent to 10 percent, which roughly halves the bill. Miss it and you pay the full rate for a year. If you close after October 1, you file by the following December 31 for the next cycle. Our homestead exemption guide has the document list and a free checklist.

Common questions

How long do I have to get an Alabama driver's license after moving to Huntsville?

New residents have 30 days to obtain an Alabama driver's license and to register their vehicles. Licenses are issued at ALEA driver license offices; vehicle registration and the ad valorem tax are handled by the Madison County License Department.

Should I rent or buy when I first move to Huntsville?

If your orders or job could change within two years, renting for six months is reasonable. If you expect to stay three years or more, buying usually costs less overall, because the area's average rent is near $1,800 a month and a homesteaded property tax bill on a $350,000 home is roughly $2,000 a year.

When is the Madison County homestead exemption deadline for a 2027 purchase?

If you own and occupy the home on October 1, 2027, file by December 31, 2027. If you close after October 1, 2027, you file by December 31, 2028 for the following tax year.

Which Huntsville neighborhoods are closest to Redstone Arsenal?

West Madison (Gate 9 and Gate 7), south Huntsville along Memorial Parkway (Gate 1 and Gate 3), and the Research Park area (Gate 7) have the shortest drives, typically 10 to 25 minutes depending on where on the installation you work.
