Clift Farm is a 550-acre mixed-use community on U.S. 72 between Wall Triana Highway and Balch Road, across from Madison Hospital. The Clift family farmed this land for six generations, since John Henry Clift bought it in 1850; Breland Companies purchased the remaining acreage from Jack Clift in 2018 and broke ground that year. Homes are built by Breland Homes, Lennar, and Stone Martin Builders.

The plan anchors retail and restaurants around Publix and Costco, with a Village Green that hosts live music, festivals, and farmers markets — and an expanded farmers market where the Clift family still farms at small scale. There is a clubhouse and pool, plus a passive park with wildflowers, fruit trees, and walking trails.

One thing worth confirming before you write an offer: Clift Farm carries a Madison mailing address, but most of the development sits in unincorporated Madison County rather than inside Madison city limits. That affects school zoning and city services, and residents petitioned for annexation in 2024. Ask us to check the status of any specific address before you assume either way.
