Space Command Relocation to Huntsville: 2026 Timeline, Phases and Housing Guide
What is actually happening, and when?
Quick answer: U.S. Space Command is relocating roughly 1,400 of its 1,700 to 1,800 headquarters positions from Peterson Space Force Base in Colorado Springs to Redstone Arsenal in Huntsville, Alabama. The move is deliberately phased: the first permanent element arrived in April 2026, about 200 people should be on site by the end of 2026, roughly half the command is targeted for October 2028, and the permanent headquarters is scheduled to break ground in 2027 and be complete around 2031, with final move-in in 2032. Your housing decision depends almost entirely on which of those waves you are in.
The headquarters basing decision has been reversed more than once, which is exactly why so many families are cautious about it. Redstone Arsenal was named the preferred location in January 2021, that decision was reversed in favor of Colorado Springs in July 2023, and it was reversed back to Huntsville in September 2025. Execution has been underway since.

One detail worth internalizing: the Joint Operations Center, the actual command and control hub, stays in Colorado Springs until the permanent Alabama facility is ready. If your job sits inside that function, your move is a late-window move, not a 2027 move.
Who is moving, and what is being offered?
Civilians make up the majority of the headquarters workforce, which is why the incentive package is built around them. The command has publicly described three things: relocation bonuses paid out over multiple years, moving expense coverage for relocating civilians, and retention bonuses for staff who stay in Colorado Springs until their function transfers.
Specific dollar figures have not been published. Anyone quoting you an exact bonus number on a real estate website is guessing. Get your number from your chain and your HR office, then build your housing budget around it, not the other way around.
What the phased timeline means for your housing decision
If you are in the 2026 to 2027 wave
You are moving into a market with about 3.4 months of inventory and a Madison County median sale price of $345,000 as of the second quarter of 2026. Average days on market dropped from 64 in Q1 to 47 in Q2. Inventory is tightening, but 43% of Q2 sales still closed below the original list price, so this is not yet a market where you have to waive everything to win. Buying now means you buy ahead of the 2028 wave rather than into it.
If you are in the 2028 wave
You will be arriving alongside the largest single concentration of movers, somewhere between 700 and 900 people on site by that October, plus the FBI's own inbound personnel and ordinary regional growth. That is the window where competition is most likely to show up in the entry and mid price bands. If your report date is 2028, the argument for buying earlier and renting the house out, or for locking a build slot well in advance, gets stronger.
If you are in the 2031 to 2032 wave
Do not make a housing decision now. Do get on listing alerts and learn the geography, because the difference between neighborhoods here is not obvious from a national search portal. How far does Colorado Springs equity go in Huntsville?
This is the calculation most families run first, so here it is plainly. The Colorado Springs median home price was around $457,000 in mid-2026. The Madison County median was $345,000. On top of that, the overall cost of living in Huntsville sits about 9% below the national average while Colorado Springs sits about 1% above it, and housing specifically runs about 27% below the national average here versus about 2% above there.

In practice, a household that was at the Colorado Springs median can move to roughly the top quarter of the Huntsville market on the same money, or keep the same house and bank the difference. The honest counterweight is that Basic Allowance for Housing for the Huntsville military housing area runs meaningfully below Colorado Springs, so the net gain is smaller for service members than the sticker prices imply. Taxes: the part that actually moves the monthly number
- Military retirement pay is fully exempt from Alabama income tax. So are Survivor Benefit Plan annuities and Civil Service Retirement System benefits. FERS is not named in the statute, so confirm with a CPA.
- BAH, BAS and combat pay are exempt. Active duty base pay is taxable if you establish Alabama legal residency, which is a distinction a lot of relocation content misses.
- Alabama lets you deduct federal income tax on your state return, which pulls the effective state rate down for higher earners. The top rate is 5%.
- Owner-occupied homes are assessed at 10% of appraised value. Inside the City of Huntsville, 58.0 mills works out to roughly 0.56% of market value, about $2,270 a year on a $400,000 home. The City of Madison is 69.5 mills, roughly 0.68%, or about $2,730 on the same home.
Where are Space Command families landing?
The single most useful thing to understand before you shop is that Redstone's gates are not all open all day. Gate 9 on Rideout Road is the main gate and the only one open around the clock. Gates 1 and 7 on Martin Road are inbound only in the morning and outbound only after 1:30 p.m. on weekdays. Gate 3 on Redstone Road has a three-hour morning window. Gate 8 is weekends only.
If you work anything other than a standard day shift, you are a Gate 9 commuter, and that reshapes the map toward west Huntsville, Research Park, Providence, Madison, and Hays Farm. Should you rent first?
For a meaningful share of this audience, yes, and it is not a failure of nerve. Rent first if any of these are true:
- Your function's transfer date is still soft or has already slipped once.
- Your spouse is keeping a Colorado job remotely for a defined period.
- You have kids and are not certain which district you want.
- You want to see how a Gate 9 commute actually feels in February before you commit.
Huntsville's rental market supports this. The average three-bedroom apartment ran about $1,582 as of August 2026, and metro apartment vacancy was still around 17.7% at the end of 2025 with landlords averaging concessions near three times the national rate, so renters have leverage right now.
