Selling Your Huntsville Home When You PCS Out of Redstone Arsenal
Short answer: if you are PCSing out of Redstone Arsenal, start the sale conversation about 120 days before your report date — not 30. Homes in Madison County took a median of 43 days on market in July 2026, and that clock does not start until your house is actually list-ready. Military sellers also have two advantages most sellers do not: a capital gains rule written specifically for people on orders, and a VA entitlement that can be restored or reused. Both of them reward planning and punish waiting.
Almost everything written about Redstone Arsenal and real estate is aimed at families arriving. This is for the ones leaving.
Start From Your Report Date and Work Backward
The single most common mistake we see with PCS sellers is treating the list date as the starting line. It is not. Closing is the finish line, and you have to reverse-engineer everything from there.
A realistic Huntsville timeline, counting backward from the day you need to be gone:
- 120 days out — Pricing conversation and a walk-through. This is when repairs are still cheap and schedulable. It is also when you decide sell vs. rent, because that decision changes everything downstream.
- 90 days out — Repairs, paint, and any pre-listing inspection work. Contractors in Huntsville book out, especially in spring.
- 60 days out — Photos and go live. Madison County median days on market was 43 in July 2026, but median means half of homes took longer.
- 30 days out — Under contract, inspection and appraisal window.
- Report date — Ideally closed, or close enough that a power of attorney covers the rest.
If you are reading this inside 60 days of your report date, you have not missed your window — but your options narrow, and the sell-or-rent question gets more serious.
Should You Sell or Rent It Out When You Leave Huntsville?
There is no universal answer, but there is a clear way to think about it.
Renting tends to make sense when: you have a low fixed interest rate you would never get again, you have meaningful equity you are not ready to redeploy, you might rotate back to Redstone, or the numbers genuinely cash-flow after management fees, vacancy, and maintenance — not just after the mortgage payment.
Selling tends to make sense when: you need the equity for the next purchase, you do not want to be a long-distance landlord from three time zones away, your home needs work you would rather disclose than manage, or you are approaching the edge of the capital gains window described below.
The honest version: a lot of PCS families rent out a house by default because selling felt like too much to organize before the move, then spend three years wishing they had not. Make it a decision, not a drift.

What Happens to Your VA Loan Entitlement When You Sell
If you used a VA loan on your Huntsville home, selling it and paying that loan off in full from the sale proceeds restores your full entitlement. That means you can use the benefit again at your next duty station with no down payment and, in most cases, no loan limit.
Two things worth knowing:
- Short sales do not work the same way. A short sale leaves entitlement tied up rather than cleanly restored.
- You do not have to sell first. More on that next.
Can You Buy at Your Next Duty Station Before This House Sells?
Yes. You can hold two VA loans at the same time during a PCS.
If you keep the Huntsville house and buy at the next station, the new loan generally draws on what is called second-tier or bonus entitlement — the portion of your benefit left over after the first loan. How much you have left determines how much you can borrow with nothing down, because lenders need the VA to guarantee at least 25% of the loan.
The requirement that does not bend: you have to intend to occupy the new property as your primary residence. The VA sets no minimum time you must live in a home before selling it, though most VA lenders work to a 12-month rule of thumb.
This is the piece most PCS families do not realize is available to them, and it is often the difference between a rushed sale and a well-timed one.
The Capital Gains Rule Written for People on Orders
Most sellers can exclude up to $250,000 of gain from the sale of a primary residence, or $500,000 filing jointly — but only if they owned and lived in the home for two of the previous five years.
Service members on qualified official extended duty can suspend that five-year clock for up to an additional ten years. In practice that turns the test into two of the previous fifteen years.
Why it matters on a PCS: it is what lets a family rent out their Huntsville house through an entire assignment elsewhere and still sell it later without losing the exclusion. It is also why the rent-it-out path is more attractive for military owners than for civilians — the tax door stays open far longer.
This is general information, not tax advice. The suspension has specific qualifying conditions, and your situation may not match the general case. Talk to a tax professional or see IRS.gov before you count on it.
Selling From Out of State After You Have Already Reported
It happens constantly, and it is manageable. What makes it work:
- Power of attorney, executed before you leave, that is specific enough for a real estate closing. Get this done early; fixing it from overseas is miserable.
- A decision in advance about showings — whether the house is vacant, staged, or occupied by a renter, and who has keys.
- Someone local who can physically get to the house for inspection access, repair estimates, and the appraiser.
- Remote closing. Alabama closings can generally be handled with mailed or electronically executed documents; your closing attorney will tell you what they will accept.
Why the Cash-Offer Companies Target Military Sellers
Search for anything about selling near Redstone Arsenal and you will mostly find cash-buyer companies. That is not an accident — they have deliberately targeted military sellers, because a fast, certain close is genuinely valuable when you have orders.
The tradeoff is real money. A cash offer buys speed and certainty by pricing in a discount to market. Sometimes that tradeoff is worth it: a genuinely distressed property, a truly impossible timeline, an estate situation. Often it is not, especially when the same house would have sold on the open market inside the median 43 days with a little more lead time.
Get a market opinion before you accept an as-is offer. Even if you take the cash offer in the end, you should know what you are trading away.
FAQs: Selling a Huntsville Home on PCS Orders
How early should I contact an agent before a PCS?
About 120 days before your report date. That leaves room for repairs, a normal market time, and a closing that does not depend on a power of attorney.
Can I sell a house I bought with a VA loan less than a year ago?
There is no VA rule preventing it. Most VA lenders cite a 12-month occupancy expectation, and PCS orders are the classic legitimate reason to move sooner.
Do I have to sell my Huntsville house to buy at my next base?
No. You can carry two VA loans using remaining entitlement, as long as you intend to occupy the new home as your primary residence.
What if I get orders after the house is already listed?
Tell your agent immediately. Timeline changes affect pricing strategy, how you respond to offers, and whether a rent-back or delayed closing helps you.
Is it better to sell before or after I move out?
It depends on the house. An empty house shows cleanly and is easy to access; an occupied house can look warmer and avoids carrying costs. Neither is automatically better.
