Moving to Huntsville for Mazda Toyota, Polaris or GE Aerospace: The Limestone County Housing Guide

Quick answer: Mazda Toyota, Polaris, GE Aerospace and the Meta data center all carry Huntsville-area addresses and sit in Limestone County, on the opposite side of the metro from Redstone Arsenal. Athens, west Madison and unincorporated Limestone put you 10 to 25 minutes from work, with the lowest property tax rate in the region and the lowest price per square foot. Do not buy east of the Parkway — Hampton Cove to Mazda Toyota is a 45-to-60 minute drive across the entire metro.

Read this before you look at a single listing

Huntsville has annexed heavily westward, so a Huntsville mailing address does not tell you which county you are in.

That changes your school system, your tax bill and your commute simultaneously. Confirm the county on every property, not the city on the sign.

Limestone County grew 18.7% since 2020 to 122,928 people — the fastest-growing county in the region, and these plants are why. Median household income is $83,629.

Toyota Alabama is a different company in a different county

Toyota Motor Manufacturing Alabama (2,000–2,350 employees) is an engine plant in west Huntsville, Madison County — not the same as Mazda Toyota Manufacturing in Limestone. Different employer, different county, different commute. People mix these up constantly.

The commute inversion

Almost everything written about relocating to Huntsville assumes you are going to Redstone Arsenal. If you are going to Limestone County, the advice reverses.

What does the tax difference actually cost?

Alabama assesses owner-occupied homes at 10% of appraised value, so your effective rate is millage × 0.10. The spread across this metro is larger than most newcomers expect.

Unincorporated Limestone at $1,200 a year against a City of Madison Limestone-side address at $2,880 is a $1,680 annual difference on the same $400,000 house. Over a ten-year hold that is $16,800.

Shift work changes the housing question

  • Sleep matters more than square footage. A house backing a busy road or a school pickup route is a worse buy for a night-shift household than a smaller one on a cul-de-sac.
  • You can trade commute for house. Driving at 5:00 a.m. and 5:00 p.m. rather than in peak traffic makes a 25-minute drive behave like a 15-minute one. That opens up Athens and unincorporated Limestone at meaningfully lower prices.
  • Two-car households need two commute answers. The most common mismatch I see is one spouse at a Limestone plant and the other at Redstone or Research Park. Madison is usually the compromise that works — it is the only area reasonable to both.
  • School start times. If a night-shift parent is doing morning pickup, the difference between district bell schedules becomes a daily quality-of-life issue.

Athens runs the longest market times in the region — 96 days in 35611 and 75 in 35613 against 37 in Madison. That is a buyer's advantage on the way in and something to plan around on the way out.

The big thing coming

Huntsville's westward expansion into Limestone County covers roughly 400 annexed acres with 4,000+ new homes planned (5,000+ including adjacent Greenbrier Preserve) and a new K–8 school opening in 2028. Buildout is expected to take about 20 years.

For scale, Huntsville typically builds 2,500 to 3,000 homes a year. If you are buying on this side, that pipeline is both your future competition and your future amenity.

Frequently asked questions

Is Mazda Toyota in Huntsville or Athens?

Neither, precisely. The plant is in Limestone County with a Huntsville-area mailing address. It is closest to Athens and the western edge of Madison, and a long drive from anywhere east of Memorial Parkway.

Where do Mazda Toyota employees live?

Most commonly Athens, west Madison, Monrovia and unincorporated Limestone County. Those put you inside a 25-minute drive with the lowest property taxes in the region.

Are Limestone County schools good?

Limestone County Schools grade around a B and are improving, and the separate Athens City system also serves the area. Madison City Schools next door grade A+ but carry the highest millage in the region. It is a genuine trade-off rather than an obvious answer.

How much cheaper is Limestone County than Huntsville?

On property tax, unincorporated Limestone runs 30 mills against 58 for City of Huntsville — roughly $1,120 a year less on a $400,000 home. On price, Athens ZIPs run a median of $264,000 to $325,000 against $349,000 countywide in Madison.
