This report is built from 2,456 closed sales across fourteen Huntsville-area ZIP codes, recorded between March 5 and September 5, 2026. Every figure below comes from the Valley MLS feed. Nothing here is an estimate, and nothing is an opinion about your house.

Read that first number carefully. The MLS records the asking price at the time of sale — that is, after any price reductions the seller already took. So this is not 32% of sellers missing an ambitious original number. This is 32% of sellers who cut their price and still closed below the reduced figure. The gap from the original asking price is larger. We cannot measure it from this data, so we are not going to claim it.

What actually happens to Huntsville sellers

Of the 2,456 sales in this window, 52% closed at exactly the final asking price, 32% closed below it, and 16% closed above. The market is not collapsing and it is not a frenzy. It is a market where pricing accuracy decides the outcome, and where roughly a third of sellers get it wrong in the expensive direction.

Three things this data says about pricing your home

1. Where you are matters more than what you have

In 35816 in northwest Huntsville, 45% of homes sold below asking. In 35824 down by Jetplex, 23% did. Same metro, same six months, nearly double the risk of overshooting. A pricing strategy that works in Madison city does not transfer to north Huntsville.

2. The expensive ZIPs carry the expensive mistakes

The largest median gaps are not in the cheapest areas. In 35801 — downtown, Five Points, Twickenham — sellers who missed gave up a median of $15,000. In 35802, Jones Valley, it was $14,439. In 35810 in north Huntsville, where the median home sells for $152,025, the median miss was $6,500. Higher price points punish a pricing error in absolute dollars, which is exactly where sellers tend to trust their instincts most.

3. Price per square foot is a sanity check, not a strategy

The metro median is $155 per square foot, but the range across these fourteen ZIPs runs from $109 in 35816 to $173 in 35802. Anyone quoting you a single citywide number is not looking at your market.

How this was built

Every closed sale in the Valley MLS feed for the fourteen ZIP codes above, between March 5 and September 5, 2026, where both a final list price and a sold price were recorded. ZIP codes with fewer than fifteen qualifying sales in the window were excluded as too thin to report. Medians are used throughout rather than averages, because a handful of very large sales distorts an average and tells you nothing about a typical house. "Sold below ask" compares the sold price to the final list price at the time of sale.
